Complete Bathroom Renovation Checklist: Planning, Fixtures, Timeline & Budget

A bathroom renovation is one of the highest-ROI home improvements — returning 60-70% of the investment at resale. But a poorly planned renovation leads to delays, budget overruns, and frustration. This comprehensive checklist walks you through every step from planning to completion.

Phase 1: Planning (2-4 Weeks Before Demo)

Define Your Scope

  • Cosmetic refresh: New paint, hardware, lighting, accessories. No plumbing or layout changes. Budget: $1,000-$5,000. Timeline: 1-2 weeks.
  • Standard renovation: New fixtures (toilet, vanity, tub/shower), tile, lighting. Same layout. Budget: $10,000-$25,000. Timeline: 3-6 weeks.
  • Full remodel: Layout changes, moving plumbing, structural work. Budget: $25,000-$50,000+. Timeline: 6-12 weeks.

Measure Everything

  • Room dimensions (length, width, ceiling height)
  • Door swing direction and clearance
  • Window size and placement
  • Existing drain locations (toilet rough-in is typically 12" from wall — measure from the wall to the center of the drain bolts)
  • Electrical outlet and switch locations

Phase 2: Fixture Selection Checklist

Order fixtures 4-6 weeks before your contractor starts. Some items (especially KOHLER cast iron and specialty finishes) have extended lead times.

Fixture Key Decisions Lead Time
Toilet One-piece vs two-piece, comfort height, elongated bowl, rough-in size 1-2 weeks
Vanity Width, height, freestanding vs floating, single vs double sink 2-6 weeks
Faucet(s) Centerset vs widespread, finish, handles 1-2 weeks
Tub or shower Alcove vs freestanding, valve type, trim finish 2-4 weeks
Shower trim + valve Pressure-balance vs thermostatic, finish, brand 1-3 weeks
Showerhead Fixed, handheld, rain, or combo 1 week
Medicine cabinet Recessed vs surface, width, features 2-4 weeks
Lighting Vanity sconces/bar, ceiling fixture, damp-rated 1-2 weeks
Accessories Towel bar, TP holder, robe hook — match faucet finish 1 week
Tile Floor, wall, shower surround — material, size, pattern 1-3 weeks
Mirror Framed vs frameless, width (match to vanity) 1-2 weeks

Phase 3: Construction Sequence

  1. Demo — Remove old fixtures, tile, drywall as needed. Inspect for water damage, mold, or structural issues.
  2. Rough plumbing — Move or add water supply, drain, and vent lines. Install shower valve rough-in. This is the time for layout changes.
  3. Rough electrical — Add or move outlets, switches, fan wiring, lighting boxes. GFCI protection is code-required for all bathroom outlets.
  4. Framing & backer board — Repair/add framing. Install cement backer board for tile areas (not drywall in wet areas).
  5. Waterproofing — Membrane or liquid waterproofing in shower/tub areas. Critical step — this prevents moisture damage behind walls.
  6. Tile — Shower walls first, then floor. Grout after tile sets (24-48 hours).
  7. Drywall & paint — Non-tile walls. Use moisture-resistant (green board or purple board) drywall. Semi-gloss or satin paint for moisture resistance.
  8. Vanity & countertop — Set vanity, install countertop, connect plumbing.
  9. Toilet — Set toilet on new wax ring, bolt down, connect supply.
  10. Trim plumbing — Install faucets, shower trim, showerhead, drain assemblies.
  11. Lighting & electrical trim — Install fixtures, outlets, switches, exhaust fan.
  12. Accessories — Towel bars, TP holder, robe hooks, mirror, medicine cabinet.
  13. Final inspection — Test all fixtures, check for leaks, verify GFCI outlets, ensure proper ventilation.

Budget Tips

  • Keeping the same layout (no plumbing moves) saves $2,000-$5,000 in labor.
  • Tile the shower/tub surround but use paint on other walls to reduce tile costs.
  • Mid-range fixtures (KOHLER, Delta, Moen) deliver 90% of the quality of luxury brands at 50% of the cost.
  • Buy all fixtures from one source — you get better service, coordinated delivery, and easier returns.

Our Recommendation

Start by choosing your shower valve and faucet finish — everything else coordinates from there. Order fixtures early to avoid delays. We carry all the major brands and can help you build a complete fixture package that fits your budget and design vision.
